Ok so I think the problem was these red buttons. The way I set up the ladder they were always pressed. Feels better so far.

I see now. The "slack" has to be at the top of the ladder like this. Otherwise it's just stuck in the unlock position.
It works opposite to the one I have which I think you just pull from the top and use what you need.

Agreed, I mean I watched at least 24 people climb up that ladder. Way to many for that RTT.
Most likely a power port for an extension cable or the like to pass through to the inside.One last thing what is this for?

That’s a vent for when you have all the screens closed and sealed. It open with a little velcro piece so it can be pouring rain and still have some warm air venting out of the tent for condensation accumulation.One last thing what is this for?
