In Mississippi on 2025 Gladiator Rubicon X and 2024 Wrangler Willys registration fee is $1.00 each.

$270,000 4 bedroom three bath in Hattiesburg (college town) taxes are $1.00 annually.

because of my disabled veteran status.

Sorry guys, just had to say it.
Similar status here in Maryland zero property tax; saves me about $800 a month.

For the cars/trucks here in MD its about $225 every 2 years......both my JLUR and JTM are exempt

We pay 7% when you title a car in Georgia and $20 per year for registration. There are a few of us that have purchased vehicles before Georgia enacted the new law and we pay about 3% to 5% the value of the vehicle. Turns out to be $40/$50 per car every year instead of the 7% one time tax. I'm guessing on the 3%to 5%.

The only property taxes I pay here in Tennessee are on real estate property, and mine is about $5200 a year. We pay 9% sales tax on vehicles when we buy them, then $35 a year to register them.

Guess I shouldn't complain about Florida after reading some of these "horror stories" as I would call them. Wife and I have 4 vehicles (3 Jeeps and a BMW), 23' boat and boat trailer. Our birthdays are about 2 weeks apart so all of the registrations come due around the same time each year. I just paid for all 6 registrations and it came to somewhere about $300 for everything.

Regarding property taxes, yes, higher than some other states but still less than I paid 30 years ago in NJ. We live in the Florida Keys in about as modest a place as you can find (approx. $600,000 now) and our taxes are less than $3,000 per year. Living in the Keys, we do get an extra county sales tax which is up to 8%, but no other state taxes or anything I can think of.

So in comparison to others, I really can't complain.

2.5 acres, 1,000 square foot house built in 1980, garage and shop - $4,000/year
I finished the basement - that didn't help matters any.

SF Bay Area here. 10.75% for new vehicle sale taxes. $719 annually registration. Property taxes gets reassess annually and generally goes up 2+% regardless whether the home up doubled in values or not. I pays $7800 while my neighbor pays over $21000 annually for a similar home. That's because i had bought mine at $500k 16yrs ago and they bought it in 2022 at $1.7m. They will be paying that plus the 2% yearly raise for the rest of that home's life, or until resold at a lower value. Rarely anyone here upgrades or trading for similar valued homes in the same area. It's one of the reason why many Californians sold their home and moved out of state. But once moved out, it's extremely hard to move back for an average joe though.

Our property will never be worth 500K. Took 30 years and me spending many thousands for it to go from 124K to 220K.

Never say never, mine went from $200k to $600k in just a few years.
Over 30 years here and it's not quite even doubled in value since 1994.
Yeah, things can happen, and with land getting crazy expensive (at least what Iowan's would see as crazy expensive - better say it that way), who knows.

Maybe I should say "while I'm alive" LOL.

A small house, older house, just not going to gain a whole lot, age of things becomes a factor. the house is 45 years old and tiny rooms. Nice enough - but not great for a family with more than 2 kids.
It wouldn't be worth what they say it is today except for the newer roof, walk-in bay window we had put in, small sunroom and finished basement.
And also restricting the value - it's on a well. (surrounded by farm fields, so not the ideal water situation).
Not complaining - just the reality of it all.
My wife keeps wanting to move and build a modern design with wide open floor plan - I explain it would take every asset we have - empty our retirement funds and take proceeds from this house to do what she wants - so far it's held her at bay........... Many here are going away from traditional wood framed houses to what TinLeeHee puts up - pole buildings that are beautiful.

Yes, there is a lot of land where you are and that is what typically drives up prices, or as they say, location, location, location. Where we are here in South Florida, you rarely hear any more the word "acre" used in the same sentence with a house. Here, it is square foot. Our original house in the Miami area (which we rent out and basically pays for our other house) is on a 3,900 sq. ft. lot. Our place in the FL Keys where we live now is a whopping 4,500 sq. ft. (roughly 1/10th of an acre). I guess 4,500 of something sounds better than 1/10 of something. Here you are paying for the land, which you have a lot of in your part of the country.

Our house in the Keys is really just a 40 year old double wide trailer (or manufactured home as they call them). The place is very nice and has been totally upgraded, but it is what it is, a 40 year old trailer. But being within a half block of the ocean, its currently in the $600k range. And as a side note, I don't know of any of my neighbors that actually insure their places for loss, it is too expensive. Slip and fall liability insurance yes, but loss (hurricane) no. The last time I got a quote (about a year ago) two companies came in pretty close in price. About $640/mo. ($7.200/yr. or so) for the coverage. But the value of the home itself was listed around $85,000. In a total loss, I would end up with about $75,000 after the deductibles. So why bother with the insurance? Plus, there is not much to do to the current house and the premiums will likely increase every year so just putting the money away for about 7-8 years earning interest will end up the same as sending the money to the insurance company, provided of course there is no total loss in the first few years.

Anyway, the development down here has slowed since there is so little land left. Now more and more buildings get torn down replaced by multiple story buildings. And it has really affected some of the better areas to go Jeepin' that existed in the past. Some of my once favorite trails are now townhouses and condos. Now some of the best trails are out in the Everglades but at least most of it is open to the public if you have the vehicles to get there. So goes life.

My house is 1400 SQ ft, built in 1940, no major updates since the 80s or 90s. It tripled in value within three years just because everyone decided they wanted to move out west. Our other house is only 900 SQ ft and built in the 70s, it's value has gone up 5x since my wife bought it in 2007. Crazy shit.

There is vasts swaths of this country with people living in it that for lack of a better colloquial term, live in "Bumfuck Egypt". Most of those places are rural or post industrial and property market is static pretty much for home prices and at best, are maybe keeping up with inflation with maybe a point or two more for property value increases.

These places will never see the 3X+ property value increases in a decade like other more urbanized areas because nobody is moving there to create the demand for high cost housing to be built or wanting to buy the houses already being there. Nor are they quaint places for retiring Boomer's or Gen X that want to cash in their high equity bubble from moving out of places like California and is why they have discovered Idaho, Montana and Wyoming and will ruin those affordable housing markets for the people already living there.
